Urban Land Interests is dedicated to providing a safe and clean environment for our tenants, residents, parking clients and for our employees in all ULI buildings. To do so, we have made several changes to the way we will operate the buildings and our office during the coming weeks in response to the Coronavirus/Covid-19 pandemic. This page will be updated periodically to share updates regarding building security, building amenities, cleaning, maintenance, parking and ULI staffing, etc. Wisconsin's Safer at Home order, which is currently in effect through April 24, 2020, prohibits all nonessential travel, and restricts in-person work to essential businesses, as defined by the SAH document. According to the SAH order, Urban Land Interests is currently considered an essential business, and continues to perform the essential daily maintenance, janitorial, and operational functions needed to provide a safe and clean environment in all ULI buildings, parking ramps, and apartment communities.
In response to the current physical distancing mandate, ULI has provided the tools to allow its staff to work remotely if their work allows. Some of ULI's people have duties that require them to be on site to perform their work. To help keep them safe as they maintain the properties, we have provided additional personal protective equipment and have altered their schedules to promote greater physical distancing. We will continue to have a small team of maintenance and janitorial personnel on-site as well as one operations manager in the home office, during normal business hours for the duration of the Safer at Home order.
During this time, ULI's phone lines and email boxes are being monitored as usual. Hours of operation and contact information are listed below.
Commercial Property Management phone and email: 8AM to 5PM, Monday through Friday
- For General Information, Leasing, and Accounting questions:
- (608)251-0706 or email firstname.lastname@example.org
- For Maintenance, Custodial, and Operations questions:
- (608)251-0707 or email email@example.com
In the event of a COMMERCIAL maintenance emergency (fire, flood, security, etc.) dial (608)251-0707. This line is monitored 24/7.
Residential Property Management phone and email: 8AM to 5PM, Monday through Friday
- Please reach out to your property manager directly for any requests
In the event of a RESIDENTIAL maintenance emergency, dial (608)251-0706 and follow maintenance prompts to speak with our emergency maintenance service.
Currently, all ULI commercial buildings are secured 24/7, allowing access to those with active fobs only. This promotes a safer and cleaner work environment for those who need to enter the building for work purposes. If you plan to host meetings with clients or vendors, you will be responsible for granting access. DO NOT prop open any doors, and please make sure all doors are secure after your guest(s) enter. UPS, FedEx, and USPS have all been granted access to the buildings, please see below for additional details.
For the time being, ULI has shifted its janitorial services to daytime hours, Monday through Friday from 8AM to 5PM. The janitorial teams will be cleaning and stocking restrooms, as well as disinfecting high-touch areas such as elevator buttons and door handles throughout the day. If you have any additional cleaning needs or need to have trash removed from your space, please contact our Maintenance line or email firstname.lastname@example.org for any requests.
All ULI parking locations remain open to our monthly clients and are open to the public for hourly guests, however, all elevator lobbies are fob-access only. Parking ramp stairwells remain open at this time and are being patrolled regularly by our security partners. There will be no parking attendants on-site, but gates will be controlled using the automatic pay stations.
The US Postal Service, UPS and FedEx have fob access to the following buildings:
- US Bank Plaza
- 33 East Main
- One East Main
- Tenney Plaza
- 25 West Main
- 44 East Mifflin
This allows mail and package delivery service to continue unimpeded.
*NOTE - For tenants that occupy a full floor space, you will need to make other arrangements to receive packages and mail as the delivery service fobs will NOT grant access to your private office spaces. If you have any questions, please email email@example.com.
It is strongly recommended that you request a forwarding service, or place a hold on your package deliveries if you do not have someone to receive them in your suite.
Our Residential janitorial team has increased the frequency of cleaning high-touch areas such as door handles and elevator buttons. To maintain appropriate social distance, property managers are working remotely, and the maintenance team will be focused on completing urgent maintenance requests only. We kindly ask that any non-emergency maintenance requests wait until the Safer at Home order has been lifted.
Additionally, we have made the difficult decision to close all common area amenities in our apartment communities to deter gatherings of more than ten people. We will revisit this decision as soon as we can, in accordance with the Safer at Home order. Our team is dedicated to maintaining a safe, healthy environment for our residents. If you are a current resident and have questions or concerns, please feel free to reach out to your property manager directly.
