Application Instructions
Applying for an Apartment with ULI
When you have selected your new apartment at one of our communities you will need to complete our online application. To do so, select your building and simply click the “Apply Now” button.
For multiple applicants, please select one occupant (primary applicant) to create an online account and begin the application. The primary applicant will then be able to invite additional occupants or co-signers to apply via email.
We require all occupant/co-signer applications including supporting documents and application fees be submitted within 48 hours of the $200 earnest fee payment. Please be aware that failure to submit all required application(s) and supporting documents within 48 hours will result in application cancellation and the hold to be released.
In order to secure an apartment, we require the following materials from EACH OCCUPANT:
- Application - Completed application from each occupant age 18 or older.
- Photo ID - Copy of valid, non-expired government issued photo identification from each occupant.
- Application Fee - $25 non-refundable application fee per occupant.Credit and background checks will be run through a third-party company.
- Security Deposit - $200 earnest money deposit. Please note: Once approved, the $200 will be applied toward your $500 security deposit.
- Previous Housing - We require 10 months of verifiable and acceptable housing history per occupant (family members do not qualify). If you do not meet these requirements, a co-signer will be required.
- Proof of income - We request that you provide your three most current pay stubs, or an offer letter if received within the last 6 months from each occupant. Proof of income must reflect the amount you will be making in Madison, WI upon your move-in date.
- The minimum requirement for combined gross monthly income is 3x the total monthly rent plus any additional rentable items (parking, storage, pet fees). In the event this amount cannot be provided, a co-signer will be required. Additional assets can also be used to supplement income requirements in the case that monthly income alone does not qualify you.
- Any rental or mortgage payments being made in addition to the apartment to be leased will be factored into income qualifying. In this case, your monthly income must be: three times the monthly rent of the apartment to be leased plus one and a half of your own monthly housing expense OR three times your own monthly housing expense plus one and a half of the apartment rent; whichever is greater.
- If you do not meet these requirements, a co-signer will be required.
You will need to notify Urban Land Interests prior to application approval if it is NOT your intent to accept the apartment. Once your application is approved, your earnest money is non-refundable. If your application is denied, or you cancel before approval, your earnest money will be refunded to you minus any applicable charges. If any information provided is found to be falsified or does not meet our qualifications, your application will be denied.
Co-signing for AN APARTMENT WITH ULI
When applicable, we only require one co-signer per apartment, however can have up to two co-signers if necessary. Each co-signer must individually qualify for the apartment.
We require all occupant/co-signer applications including supporting documents and application fees be submitted within 48 hours of the $200 earnest fee payment. Please be aware that failure to submit all required application(s) and supporting documents within 48 hours will result in application cancellation and the hold to be released.
We require the following materials from EACH CO-SIGNER:
- Application - Completed application from each co-signer. We are unable to accept co-signer applications from non-US residents or those under the age 18 or older.
- Photo ID - Copy of valid, non-expired government issued photo identification from each co-signer.
- Application Fee - $25 non-refundable application fee per co-signer. Credit and background checks will be run through a third-party company.
- Previous Housing - We require 10 months of verifiable and acceptable housing history per co-signer (family members do not qualify). If you are a current homeowner you will be able to add your current address, monthly mortgage, and list "homeowner" under landlord.
- Proof of income - We request that you provide your three most current pay stubs, or an offer letter if received within the last 6 months to verify your gross income. Retirement plans and/or savings plans are also considered income.
- The minimum gross monthly income is 3x the total rent plus any additional rentable items (parking, storage, pet fees). Additional assets can also be used to supplement income requirements in the case that monthly income alone does not qualify you.
- Any additional rental or mortgage payments being made in addition to the apartment to be leased will be factored into income qualifying. In this case, your monthly income must be: three times the monthly rent of the apartment to be leased plus one month of your own monthly housing expense OR three times your own monthly housing expense plus one month of the apartment rent; whichever is greater.

Now that you have applied for your new home at ULI, what’s next?
When we receive your completed application, our team will run your credit and background check, confirm your housing history and review your proof of income. If you are approved, we will notify you and send your lease to you electronically.
After signing your lease, you should schedule your move-in appointment with your Property Manager. During this meeting, you will receive your keys and get a short orientation to your new home.
Now that you have secured your move-in appointment, it is time to schedule your cable/internet installation.
- AT&T is the cable and internet service provider for the following communities: 1722 Monroe, Nine Line, Quarter Row, SEVEN27, and The Pressman. Our team will refer you to our AT&T concierge partner to help you get the process started.
- Spectrum is the cable and internet service provider for the following communities: Capitol Hill, City Place, Lincoln School, Tobacco Lofts and Wilson Bay. Please go to Spectrum's website to schedule installation.
- The Depot has complimentary WiFi throughout the building provided through SupraNet. If you would like to add additional cable and internet services you may contact Spectrum.
Next, update your address with the post office, your bank, credit card companies, and online ordering services so that all packages and mail find you in your new home.
Schedule movers, rent a truck and/or arrange your POD delivery.
- Keep in mind, you will not be able to access your new home prior to your move-in appointment so plan accordingly.
- PODs and U-Haul U-Boxes must be permitted by the city and parked on the street. We are unable to accommodate deliveries of these storage containers in our lots and garages. Visit the Madison Parking Utility website for more information.
- If you are moving into The Pressman, you will need to reach out to your Property Manager to confirm loading dock availability.
Finally, transfer your renter's insurance policy to your new address. Don't have renter's insurance? Your lease requires a policy be in place with a minimum liability of $25,000 per occurrence, which most renter's insurance policies more than cover. Once your policy is in place, please send us a copy of your proof of insurance.
