HVAC Technician II
ESSENTIAL FUNCTIONS & RESPONSIBILITIES
- Perform preventative maintenance, troubleshooting, and repairs on HVAC systems with moderate independence.
- Respond to simple service calls such as temperature complaints, minor leaks, filter changes, and basic equipment checks.
- Complete assigned work orders on schedule with accurate documentation.
- Respond to building system alarms and assist with root-cause analysis.
- Research issues via the building automation system.
- Maintain inventory and prepare materials requisitions.
- Train and mentor HVAC Technician I staff.
- Participate in on-call rotation for after-hours emergencies, starting within 3 months of hire.
- Follow all company safety policies, procedures, and training requirements.
- Communicate clearly and courteously with tenants, vendors, and coworkers.
- Other tasks and responsibilities as assigned by management.
- Accurately keep records and complete paperwork for payroll, work requests, and the preventative maintenance system.
JOB KNOWLEDGE, SKILLS & ABILITIES
- Intermediate HVAC and building systems troubleshooting skills.
- Ability to read basic schematics and wiring diagrams.
- Strong organizational, communication, and customer service skills.
- Competency with hand tools, test equipment, and basic office software.
- Ability to lift 50 lbs. continuously, 70 lbs. occasionally, 100 lbs. with assistance of a lift and perform physical tasks such as standing, climbing, kneeling, etc.
- Basic understanding of facility life safety code.
- Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
- Basic knowledge of occupational hazards and safety rules and regulations.
- Basic knowledge of general building maintenance practices and procedures.
- Ability to utilize office equipment including personal computers, mobile communication devices and software programs (i.e. Microsoft Office Suite, e-mail, payroll etc.).
EDUCATION/CERTIFICATION/LICENSURE
- High school diploma or GED required.
- EPA Universal Certificate.
- State issued driver’s license without restrictions with reliable transportation.
EXPERIENCE
- 3 years of hands-on experience in HVAC.
- 2 years of hands-on experience in HVAC + 1 additional year of maintenance at ULI.
- 1 year of hands-on experience in HVAC + trade school certification.
Facilities HVAC Technicians II independently perform routine preventative maintenance, moderate troubleshooting, and repairs within commercial and residential building environments supporting 24/7/365 operations. This role applies to intermediate HVAC expertise while providing safe, efficient, and customer-focused service.
