This handbook outlines the policies and procedures for 25 West Main and is intended to serve as a helpful reference for you and your team. Whether you’re looking for building access details, maintenance procedures, or emergency protocols, you’ll find key information here to support your day-to-day experience in the building.

Receiving Area
The loading dock / receiving area for 25 W Main is located at the rear of the building with access from Doty Street (just past Carroll Street). This receiving area will accommodate medium-sized and smaller trucks.
There is a lift on the west side of the dock that has a 6,000 lb capacity and a 58'' lift height. The clearance for the overhead doors is 15'.
The loading dock is not able to be reserved, it is available on a first come, first serve basis. Deliveries should be unloaded/loaded right away and vehicles then moved out of the dock area.

Trash Area
The main trash and recycling area for 25 W Main is located in the loading dock. Tenants utilizing the trash area for waste disposal are responsible for cleaning up any messes related to their use. Please follow the rules for proper disposal and recycling of waste materials.
Items requiring special handling that cannot be placed in or around the waste and recycling dumpsters are:
- Appliances
- Batteries
- Bulky items (furniture)
- Chemical products
- Christmas trees
- Construction debris
- Electronics
- Flammables
- Fluorescent bulbs
- Hazardous waste
- Pesticides
- Liquids
- Medical waste/needles
- Tires

Mail Services
A central mail area is located on the 1st floor of the building. Each tenant is assigned a mailbox and all mail is delivered by the U.S. Post Office to this location. If you receive a package that is too large to fit in your mailbox or if you receive a registered or certified letter, the Post Office should deliver it directly to your office.
The Post Office Capitol Station is located at 2 East Mifflin Street, Suite 103.

Locker Rooms & Showers
Men's and women's locker rooms with showers are located on the lower level of the 25 W Main building. Facilities are available on a first-come, first-served basis. The locker rooms are secure 24 hours a day; therefore, individual access fobs will need to be programed for access. Contact maintenance@uli.com for this service. Since locker space is very limited, all belongings must be removed after each use. Locks left on lockers overnight may be cut and the contents removed at management's discretion.

Smoking Policy
25 West Main is a smoke-free facility in accordance with City of Madison Ordinance 23.05(6)(a). This also includes use of e-cigarettes and vaping devices. Please refrain from smoking at or within 20 feet of all entrances. The receptacles at the building entrances are there solely to extinguish and dispose of smoking materials before entering the building.

Pet Policy
No animals, birds or other pets shall be brought into or kept in or about the property, temporarily or otherwise, except at such areas as Landlord may designate.
